Florida Mortgage | Foreign National Buyers shift Target Focus

Due to the dwindling availability of loan products and lenders for Foreign Nationals to purchase property in Florida, many Foreign National Real Estate Buyers in the US are having to change their focus... both in property and investment type.

Foreign Nationals will soon see the targets of their purchases changing from the traditional Second Home or Vacation Property to different investment grade properties and other ventures in Real Estate.

Foreign Buyers may have to join forces and form Syndicates in order to purchase commercial properties with higher price tags.  Higher prices coupled with higher cash flows will be attractive to Foreign Nationals who are investment minded.

Another option that exists for Foreign Nationals that are simply focused on the returns they could achieve in Real Estate Investments in the US might look to get involved with a Real Estate Developer.

Providing Equity and Operational Funds for a Developer looking to get a Residential or Commercial Real Estate Development Project off the ground would provide Foreign Investors with an investment term of typically 2-5 years during which time interest would be earned and a portion of the profits of the project would be shared.

Foreign Nationals may also buy wholesale pre-construction units to help a developer achieve their vital pre-sale requirements for a lender.  These units would then be re-sold in the development's inventory with a premium paid back to the original purchaser.

Florida Mortgage | Subprime Bailout ~ Preliminary views of the plan

I had to at least make a mention of the new plan to bail out the Subprime Mess and I was in a Clint Eastwood Western sort of mentality. So, I will relate my feelings to the Good the Bad and The Ugly.

I think that in all, it will help some people... but I just don't believe the way that things are being carried out are in the best interest of the masses for more than one reason.

The Good - There are a lot of loans that are about to jump, some even double. This Congressional Bailout of these borrowers will help those people who are about to get a shock... a BIG shock.

The Bad - OK... so these borrowers have some relief.

Now the big test is will they learn their lesson from the scare and start a financial plan to get themselves on track for the big three issues for a loan application so that they can refinance in the future.

They need to work on:

  • Credit
  • Income
  • Assets
  • Also - Equity

The Ugly - now this is where I'm going to be bordering on ranting.

Congressman Barney Frank - are you reading this??

This plan is by far one of the most dangerous pieces of legislation in US History. This was bred from ignorance and arrogance.

I do not care how bad this problem is or will become...

The Mortgage Industry is built upon the freely moving, market driven Mortgage Backed Securities Market. Rates, programs, etc are all based on this FREE market that is without government interference!

The US Government has NO business regulating this market and industry in anyway.

YES! The Homeowners are hurting... but they have been in this position for at least a year and have heard enough news that this storm was coming. Ohh... now I'm unpopular...

But... there are investors around the world who bought into these investments. They made the decision to back risky mortgages and who's right is it to tell them that they do not deserve the returns that they signed up for??

No ones! Especially not the Federal Government of the United States.

Marco Island Septic Systems 101

Many people on Marco Island have existing septic systems.

Here are some basics that everyone who has a septic tank or thinking of purchasing a home with a septic tank should know:

First off there are several thing that you should not flush into your septic tank:

  • coffee grinds
  • dental floss
  • antibiotics
  • disposable diapers
  • kitty litter
  • sanitary napkins or tampons
  • cigarette butts
  • condoms
  • fats, grease or oil
  • paper towels
  • paints, varnishes, thinners
  • photographic solutions, pesticides, or waste oils

Your septic system should be maintained regularly. Repairs can costs thousands of dollars while periodic inspection and pumping costs a couple hundred dollars. Having regular maintenance and good records will make selling your home later easier. Inspections should happen between 3-5 years dependent on the usage at your home. Pumping your Marco Island septic tank is probably the most important thing you can do to ensure it operates properly.

Some things that you should not do around your septic system:

  • Don't drive over your tank or cover with a hard surface such as concrete or asphalt.
  • Only plant grass above your drain field. Roots from trees and shrubs can clog and damage the drain lines.

  • Never enter a septic tank -- toxic gases can kill

About Collier County Founder Barron Gift Collier



Collier County was named after Barron Gift Collier. Well who was Barron Gift Collier?

Barron Collier was a pioneering entrepreneur who grew up in Memphis, Tennessee. He dropped out of school and began working for the Illinois Central Railroad at age 16.

Some of the highlights of his accomplished career are:



  • Barron Collier acquired the patent for using gasoline for street lamps that made lamps brighter and wangled a franchise from the city of Memphis for street lighting.

  • Barron Collier also gained advertising experience working with an uncle on a Memphis newspaper, and then acquired a half-interest in a small print shop.

  • Barron Collier pioneered advertising placards for the horse-drawn streetcars, an innovation, which was to make his fortune. This successful business expanded as a franchise to many other states in short order.

  • Barron Collier set up a company for streetcar ads there, and eventually owned the franchises for such business in most American cities. If you recall ever reading these cards on some boring streetcar or bus ride, chances are the Collier companies placed them there.

  • Barron Collier was invited to Florida in 1911 by John Roach, head of the Chicago State Railway Company, to visit his home in Useppa Island, a small island north northwest of Ft. Myers. Barron Collier was so intrigued with the place that bought the whole package for $100,000, and it became his winter home until 1926, when he moved to Florida permanently.

  • Quietly Barron Collier purchased up just over a million acres in Lee and he hoped to develop the land by improving transportation.

  • Collier convinced the state legislature to create a new county called Collier in exchange he promised to finish the Tamiami Trail. Collier County was officially established on July 8, 1923, with the Everglades (now Everglades City) as the county seat. This designation remained in effect until after Hurricane Donna, when the seat of government was transferred to Naples.

  • Barron Collier owned all the area newspapers: Collier County News, Fort Myers Tropic and the Fort Myers Press and a string of hotels among his many business enterprises.
    Of international importance, he founded the international organization of law enforcement agencies which today are known as Interpol.

  • The Tamiami Trail was completed in 1926 with some state and local help, but owing largely to Collier’s determination and financial backing.

A man of tremendous energy, Barron Collier was also instrumental in the national Boy Scout movement. He served as Special Deputy Commissioner for Public Safety in New York, and is credited with the introduction of white and yellow traffic divider lines on highways. Barron Collier died in 1939, the state's largest landowner, at the age of 66, too soon to see his unshakable dream for Collier County fulfilled.


The tomorrow of Florida is dawning," he wrote in 1925. "In its soft light we see the forms of men literally hurling back the wilderness, draining large tracts, building homes, planting great gardens and orchards. Soon will come the blaze of the full mid-day. Picture, if you can, the scene as it will be then!"

Marco Island | Shipps Landing

Shipp's Landing is a community at the Southeastern tip of Marco Island affording wonderful views of the 10,000 Islands.

The 40th Annual Marine Indistries Naples Boat Show will be held at Collier County Fair Grounds January 11-14, 2007. There will be approximately 100 exhibitors with boats, clothing, electronics and anything you may need for your boat! There will be a kids activity tent and the show runs 10:am to 5:00pm each day.

Collier County | Business Currents from the Chamber of Commerce

I just got the October edition of the Business Currents which is the print magazine for the http://www.napleschamber.org/ and in it gives some very interesting projections for what Collier County will look like in 2026. So for those of you that are sitting on the fence about purchasing property you might want to take note of the following:

  • Population in 1980 was 85,971, In 2000 it was 252,000 and it is projected that in 2026 we will be home to a peak season population of almost 900,000 people!
  • Collier County has experienced a growth of 26.4% between 2000 and 2005.
    County planners project the population to go from the October 2006 estimate of 341,726 to 666,054 in 2026
  • The new Collier Regional Medical Center will be opening soon in East Naples
    Companies like Walmart, Lowes and Target are investing in new stores here
    Majority of the growth with be east of US41(Collier Blvd)
  • Immokalee will move from more agricultural to a diversifed community and most likely double its current size
  • The town of Ave Maria is 5,027 acres is designed as mixed use and will be the home of Ave Maria University
  • At build out in 2016 there will be 6,000 students and 20,000 residents
  • The Immokalee Foreign Trade Zone by the Immokalee Regional Airport will be reducing or eliminate US Customs' duties on products brought into that zone. The county is projecting that there will be one or two business parks in the area.


So what does this mean? Well it means that the prices we are experiencing right now are not going to stay low for very long. In fact those that thought that the opportunity passed you by in 2003 have another opportunity to get in while the getting is good. Perhaps there may be another dip in prices, but if you are looking for a long term investment you need to look at what is happening in Collier County.
